The <br />"existing" house is located on a 40' X 360" lot, deemed substandard. <br />Portions of the house are over 85 years old. There is dry rot on main <br />support beams and the basement has leaked profusely the entire <br />time we have lived there. The "existing" side yard set back on the <br />eastside of the house is 2.5 to 3 feet from the property line, which <br />does not meet current codes. The "existing" garage is 2 feet over the <br />property line — actually in the street. <br />With the "existing" house and garage the impervious site is over 35% <br />of the total lot size. <br />Our new house plans call for centering the structure in the middle of <br />the lot, thus conforming to all codes and regulations concerning <br />setbacks for a lot this size. The new garage will be attached and <br />located 30 feet from the property line, also meeting current codes. <br />The impervious site percentage will be reduced to less than 32% of <br />the total lot size. <br />Please see appropriate certificate of survey and building plans for <br />detail. <br />
