3.0 STAFF FINDINGS & CONDITIONS <br />3.1 Proposed Parcels A and B meets all dimensional and area requirements for new lots <br />created within "R-1", Single Family Residential District. <br />3.2 The proposed minor subdivision sh. � �ld provide a five-foot wide utility and drainage <br />easement adj acent each property of both Parcel A and B. <br />3.3 Prior to City signature on the Quit Claim Deeds (required division recording instrument) <br />the existing detached garage shall be relocated to Parcel A or completely removed from <br />Parcel B. <br />3.4 A detailed grading plan with the building slab or first floor elevation and drainage <br />depicting directional flow must be submitted to the .City Engineer for review and <br />approval prior to building permit issuance for Parcel B. <br />3.5 The City policy is to accept parkland or cash in lieu of land dedication for the creation of <br />new lots. In this case, cash will be accepted in lieu of parkland dedication. The <br />dedication fee is $500.00 for the newly created Parcel B. The fee shall be collected prior <br />to issuance of a building permit on said parcel. <br />3.6 The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance of a <br />buildingpermit. In this case, a SAC fee is required and will be collected upon the <br />issuance of a building permit for Parcel B. <br />3.7 The City Engineer must review and approve the driveway curb cut along Huron Avenue <br />prior to the issuance of building permits. <br />3.8 The applicant must record the two lot minor subdivision within 60 days after the approval <br />of the City Council. <br />4.0 STAFF RECOMMENDATION <br />The City staff has reviewed this minor subdivision proposal and concluded it meets the <br />requirements of the Comprehensive Plan and Zoning Ordinance. Based on these findings <br />and subj ect to the conditions listed in Section 3.2 through 3.8, the City staff recommends <br />approval of the proposed minor subdivision by Jerome Krueger. <br />RCA (061200) Page 2 of 3 <br />
