Approval: <br />REQUEST FOR CITY COUNCIL ACTION <br />� <br />DATE: 06/2 7/00 <br />ITEM NO: L-1 <br />Agenda Section: <br />LAND USE <br />It�m bescription: Request by Thomas Chamberland for a variance to increase the fence height <br />at 2655 Sheldon Street (PF3227). <br />1.0 <br />11 <br />2.0 <br />REQUESTED ACTION <br />Thomas Chamberland is requesting a variance to increase the height of a fence within the <br />comer lot front yard setback area of County Road C from four feet to six feet at 2655 <br />Sheldon Street. <br />Code Reauirement <br />48 inch (four foot) maximum <br />fence height. <br />BACKGROiJND <br />Proposal <br />6-1/2 foot fence <br />height desired <br />Variance <br />2-1/2 feet <br />21 Thomas Chamberland owns the home located at 2655 Sheldon Street. The property is <br />zoned R- 1, Single Family Residential District with a Comprehensive Plan Designation of <br />LR, Low Density Residential. <br />2.2 Mr. Chamberland's property is surrounded by residential homes on the north and east <br />sides. The Christ Temple Apostolic Church lies to the east across Sheldon Street. <br />County Road C and the rail line lies to the south, as do a number of light industrial <br />properties. <br />2.3 Mr. Chamberland is requesting the variance from Section 1012.02B2 of the Roseville <br />Zoning Ordinance to increase the height of a fence in a front yard to 6-1/2 feet. 'I"ne <br />Chamberland lot is a corner lot with frontage along Sheldon Street and County Road C. <br />Due to the noise levels created far traffic along County Road C, Mr. Chamberland and <br />his family have little privacy and sound screen for their home. The Chamberland lot does <br />have a stand of evergreen trees adjacent to County Road C, but these trees need trimming <br />which will reduce their screening effectiveness. Therefore, Mr. Chamberland would like <br />to construct a 6-1/2 foot tall fence in order to provide sound and visual screening. <br />PF3226 — RCA (062700) Page 1 of 3 <br />
