� � <br />18. DEFAULT. If Tenant shall default in its perform c liance with any <br />of the terms, covenants and agreements under this Lease and such efault shall continue for a <br />period of thirty (30) days after written notice of such default from Lessor (unless, in the case of <br />any default which cannot with due diligence be remedied within such thirry (30) day period, a <br />course of action to remedy the same shall be commenced by Tenant within such period and shall <br />thereafter be prosecuted with diligence and continuity), or if Tenant shall be adjudicated bankrupt <br />or insolvent or make an assignment for the benefit of creditors, then, in the event of any such <br />situation, Lessor may, at its option, lawfully enter into and upon the Properry or any part thereof <br />and repossess the same and evict Tenant and all persons claiming under and through Tenant, and <br />remove any effects, forcibly if necessary, without being guilty of trespass and without prejudice to <br />any remedies which may be available for arrears of rent or for Tenant's breach of covenant, and <br />upon entry as aforesaid, this Lease sha11 terminate and wholly expire. <br />19. HOLDING OVER. Any holding over by Tenant or any Lessor authorized <br />assignee or subtenant of Tenant beyond the expiration of the term of this Lease shall give rise to a <br />tenancy from month to month at the same rent payable during the last month of the term of this <br />Lease and a11 other provisions of this Lease sha11 continue. <br />20. OWNERSHIP OF IMPROVEMENTS. The Facilities, and all improvements, <br />additions, and fixtures made on the Property shall automatically and without further act of the <br />Lessor or Tenant become the properry of the Lessor and title shall vest in the Lessor free and <br />clear of all liens and encumbrances and without payment therefor by the Lessor. Tenant sha11 <br />retain ownership of furnishings and equipment other than fixtures. Tenant shall, upon request of <br />the Lessor, promply execute and deliver to the Lessor a deed or such other appropriate instrument <br />
