Plannin� File 3233: Request by Dean Sabetti for a front yard setback <br />Variance to allow an addition to the existing garage on property located at <br />2016 Beacon Street. <br />Chair Klausing opened the hearing and requested Tomas Paschke to <br />provide a verbal summary of the proj ect report dated July 12, 2000. <br />Thomas Paschke explained the purpose of the report to provide wheel <br />chair access. The existing garage and addition require a variance to set <br />within ten feet of the comer side lot line (which is the same as front yard). <br />Staff recommended the Commission prepare findings and that the <br />Planning Commission approve the variance. <br />Thomas Paschke noted that two neighbors had requested additional <br />information or had comments. <br />Member Mulder asked for details of the existing setback, and noted that <br />the proposal will not increase the non-conformity of a ten-foot setback. <br />The structure would simply be widened. It is a modification to the pre- <br />existing non-conforming use. <br />Member Rhody asked if the variance remains only as long as the building <br />remains (yes). <br />Member Olson asked if the exterior brick would be a more expensive <br />alternative — but may be more difficult to match. <br />Chair Klausing asked if there are architectural drawings (no). <br />Dean Sabetti answered questions. The roof of the garage will have to be <br />removed and rebuilt as a whole new roo£ He proposed all brick on the <br />front, vinyl siding on the side and rear, which will be screened from street <br />view. <br />Member Olson said the existing house (all brick) looks fine. <br />Member Wilke asked if all remodeling would be south of the line of the <br />existing fence (yes). <br />Member Egli asked whether two or three cars (an access ramp for the van <br />with a 2-stall garage, but framed for three cars if needed). Member Egli <br />asked if the driveway would need a variance. <br />Chair Klausing asked if exterior truck parking would be retained (yes). <br />
