(PF3258) <br />1.0 REQUESTED ACTION <br />1.1 Dick Maser, 2916 Woodbridge Street, requests approval of a Conditional Use Permit to <br />construct a 42 feet by 24 feet (1008 sq. ft.) detached four stall garage in the rear yard of <br />his corner lot. Mr. Maser's property fronts along Woodbridge Street and Maple Lane. <br />12 The conditional use permit process (Section 1013 of the City Code) for this request <br />allows the City to consider: <br />➢ Compatibility with adjoining properties. <br />➢ Impacts on traffic and public facilities. <br />➢ Impacts on property value. <br />➢ Impacts on general health, safety, and public welfare. <br />➢ Compatibility with the Rosevilie Comprehensive Plan. <br />1.3 The process also allows the City to impose those conditions it considers necessary to <br />protect the public health, safety, and welfare. In addition, a new change to the City Code <br />(Section 1004.O1A) establishes performance standards for the accessory building. <br />2.0 BACKGROUND <br />2.1 Mr. Maser has a large single family residential lot located in the northeast intersection of <br />Maple Lane and Woodbridge Street. The site is located in Comprehensive Plan District <br />No. 5 and is surrounded on the north, south, west, and east by single family residential <br />homes. <br />2.2 The site is zoned R-1(Residential); the Comprehensive Plan designates this site "L-R" <br />for low-density residential uses. In order to construct a detached garage larger than 864 <br />square feet in a residential district, the Zoning Code requires a conditional use permit. <br />PF3258 RCA (0925300) Page 1 of 4 <br />
