REQUEST FOR CITY COUNCIL ACTION <br />DATE: 10/23/00 <br />ITEM N0: H_ � <br />artm t Approval: Mana er A roved: Agenda Section: <br />HEARING <br />Ite Description: A request by Sherren & Timothy Heil for a minor subdivision of their <br />propertv located at 500 Roselawn Avenue (PF3263) <br />1.0 REQUESTED ACTION <br />11 Sherren & Timothy Heil are requesting approval of a minor subdivision to create two <br />single-family parcels out of their existing 30,000 square foot parcel. <br />2.0 BACKGROUND <br />21 Section 11.0404 E states: Three Parcel Minor Subdivision: When a subdivision creates a <br />total of three (3) or less parcels, situated in an area where public utilities and street rights <br />of way to serve the proposed parcels already exist in accordance with City codes, and no <br />further utility or street extensions are necessary, and the new parcels meet or exceed the <br />size requirements of the zoning code, the applicant may apply for a minor subdivision <br />approval. <br />2.2 The Heil parcel lies south of Roselawn Avenue at the intersection with South McCarrons <br />Boulevard. The property is zoned R1, Single Family Residential and lies in <br />Comprehensive Planning District 15, where it is designated as low density residential, <br />LR. <br />23 The Heil's have requested a minor subdivision to allow them to create two parcels <br />exceeding the minimum standards of the R-1 Single Family Residential District. Parcel <br />A would include the existing home and Parcel B would be sold for the purpose of <br />constructing a single family home. <br />2.4 No new street or utility construction is necessary to serve the proposed division. Sewer <br />and water laterals, �utility easements, and a curb cut (driveway access aprons) are <br />necessary for the McCarrons Boulevard parcel. <br />2.5 The existing lot has a length along Roselawn Avenue of approximately 193 feet and a <br />length along McCarrons Boulevard of approximately 143 feet. The depth of the lot is <br />129 feet from Roselawn Avenue south and 145 feet from McCarrons Boulevard South. <br />Reservoir Woods Park lies to the west and single family homes are located to the north, <br />south, and east. <br />PF 3263 - RCA (102300) Page 1 of 3 <br />
