4.0 POLICY IMPLICATIONS
4.1 Maintain a Comprehensive Plan to reflect the maximum potential of undeveloped
properties consistent with good planning and development practices (Comprehensive
Plan Section 3, subsection II Community Wide — B. General Land Use Policies).
4.2 The City will continue to be developed in accordance with a Comprehensive Plan for
land use, housing, transportation, and community facilities. Where possible, all future
development will reflect the major proposals of the Comprehensive Plan. Where possible
the plan will be related to plans in neighboring communities and to the Metropolitan area
as a whole (Comprehensive Plan Section 3, subsection III Residential Areas — A. Vision
Statement).
43 Adopt flexible standards for new single family and multi-family housing developments to
allow innovative developments and more efficient densities. It is not the goal of the City
to significantly increase overall residential densities (Comprehensive Plan Section 3,
subsection III Residential Areas — C. Residential Policies).
4.4 Numerous redevelopment and infill construction could occur in the larger lot or longer
irregular shaped lots (Planning District 15 Evaluation).
5.0 STAFFRECOMMENDATION
The City staff has reviewed this minor subdivision proposal and concluded it meets the
requirements of the Comprehensive Plan and Zoning Ordinance. Based on these findings
and subject to the conditions listed in Section 3.2 through 3.9, the City staff recommends
approval of the proposed minor subdivision by Sherren & Timothy Heil, 500 Roselawn
Avenue.
6.0 SUGGESTED CITY COUNCIL ACTION
By resolution approve (deny) Sherren & Timothy Heil's request for a two lot minor
subdivision of property located at 500 Roselawn Avenue (PID # 132923320001), subject
to the conditions listed in Section 3.2 through 3.9 of the Report for Council Action dated
10/23/00.
Prepared by: Thomas Paschke (490-2236)
Attachments: Properry location map, survey of proposed minor subdivision, and aerial photo of parcel.
60-day Time Limit: Application received and complete on September 7; decision deadline November6, 2000.
PF 3263 - RCA (102300) Page 3 of 3
