1 <br />Hazel Reinhardt on Demographics <br /> <br />Presentation to the Sensible Land Use Coalition <br />Notes by Dennis Welsch <br />12/07/05 <br /> <br />The existing suburbs need to compare th e value of their housi ng to those of the <br />developing rings on a value per square foot of house. She explaine d that many (including <br />Roseville) of the inner suburbs have smaller homes that are over priced for the market, <br />particularly when comparing the house and lot size and the cost. Third tier competition <br />provided more new house area and lot area but at less cost than inner tier existing homes. <br />This phenomena means it is more difficult for th e inner tier of suburbs to retain a diverse <br />(by age) population to support its school system because young family affordable starter <br />homes are not as readily available in the inner tiers. <br /> <br />Trends projected for the next 25 years include: <br /> <br />• More diverse population by age and ethni city (1950 – 90% Caucasian; 2005 - <br />69% Caucasian) <br />• More income disparity <br />• More niche marketing, less broad mass retail marketing <br />• More aging through 2025 <br />• More growth in metropolitan areas, es pecially the third tier suburbs and beyond <br />• More highway and public transit demands <br /> <br />Aging (65+ years) population will continue to grow while the younger population will <br />decline. By 2015 the median age will be 43. Roseville’s median is 43 today. Our age and <br />income work against “balanced” communities. While life expectancy will continue to be <br />near 85 years, people may (and can be expected to) work longer – perhaps part time until <br />80 or older. <br /> <br />Africa and the Mediterranean and northern Indi a will have an increasing birth rate while <br />the rest of the world birth rates begin to decline. <br /> <br />Median age of first baby mother sin Minne sota is 30. Minnesota has older mothers <br />because women are a vital part of the work force. It now is normal to see two residents in <br />a household who have a bachelor’s degree; in 23% of these cases the wife makes more <br />than the partner.
