1004.02: R-1 SINGLE-FAMILY RESIDENCE DISTRICTS <br />The R-1 District is designed to be the most restrictive of the residential districts. The intent is to <br />provide for a residential environment of predominantly low to moderate density one-family <br />detached residential structures along with other residentially related facilities that serve the <br />residents in the district or local neighborhood. The net housing density within the district ranges <br />from 1.5 to 4.0 units per acre of developable land with a minimum lot size of 11,000 square feet. <br />The R-1 District is intended for those areas designated as LR, Low Density Residential areas in <br />the Comprehensive Plan. <br />A. Permitted Uses: See Section 1004.015 <br />B. Permitted Accessory Uses: See Section 1004.015 <br />C. Uses Allowed By Conditional Use Permit: See Section 1004.015 and below: <br />1.The principal structure or building relating to any conditional uses shall not be located less <br />than fifty (50) feet from any adjacent lot in an R district. <br />2. Daycare facilities, nursery schools, dormitories for educational institutions, provided the <br />principal structure shall not be located less than fifty (50) feet from any adjacent lot in an R <br />district. Provided further that the daycare centers shall provide a minimum of forty (40) <br />square feet of outside play area per child, and provided further that the daycare facility shall <br />have its outside play area properly fenced and screened. <br />D. Dwelling Dimensions And Appearances And Height, Frontage Yard And Lot Area <br />Requirements In R-1 Districts: See Section 1004.016 <br />1. On a lot without a garage, a house shall be situated on the lot to provide adequate space <br />for a two (2) vehicle garage meeting all required setbacks and size limitations. <br />2. Garages attached to a principal structure shall be constructed in a fully enclosed manner <br />and provide a door capable of admitting and enclosing a standard sized motor vehicle. <br />(Ord. 1287, 8-4-2003) (Correction 06/30/2005) <br />1004.03: R-2 TWO-FAMILY RESIDENCE DISTRICTS: <br />The R-2 district is designed to predominantly consist of a mix of one and two family attached <br />residential structures along with other residentially related facilities. The net housing density <br />within the district ranges from 4.0 to 8.0 units per acre of developable land with a minimum lot <br />size of 11,000 square feet. The minimum lot area per dwelling unit is 5,500 square feet. The R-2 <br />District is intended for those areas designated as LR Low Density Residential areas or MR <br />Medium Density Residential areas within the Comprehensive Plan. <br />A.
