The I-1 Light Industrial District is intended for certain areas designated as I Industrial areas in the <br />Comprehensive Plan. <br />A. Permitted,Accessory, and Conditional Uses: See Use Chart, Section 1007.015. The following uses, <br />shown in section 1007.015, shall apply to all land and buildings that may be erected, converted, or <br />structurally altered in this zoning district. <br />B. Open Storage Prohibited: All open storage is prohibited in light industrial districts. All storage shall be <br />maintained within a closed building. (Ord. 537, 5-8-1967; amd. 1995 Code) <br />C. Motor vehicle dealers permitted: The sale of new motor vehicles shall be permitted only by a licensed <br />motor vehicle dealer with a new vehicle franchise. The sale of used motor vehicles by a licensed motor <br />vehicle dealer is permitted, but may only occur in conjunction with on-site new vehicle franchises and <br />the sales of new motor vehicles. <br />D. Rental and leasing of motor vehicles permitted. The resale of motor vehicles previously rented or leased <br />by the licensed leasing or rental business owner is a permitted use. (Ord. 854, 9-10-1979; amd. 1995 <br />Code) <br />(Ord.1303, 2-9-2004) <br />1007.03: I-2 GENERAL INDUSTRIAL DISTRICTS: <br />The General Industrial District is designed primarily for manufacturing, assembling, and fabrication <br />activities including large scale or specialized industrial or motor freight operations, whose external <br />physical effects will be felt by surrounding districts. The I-2 District is structured to permit the <br />manufacturing, processing and compounding ofsemi-finished or finished products from raw material as <br />well as from previously prepared material. The I-2 General Industrial District is intended for certain <br />areas designated as I Industrial areas in the Comprehensive Plan. <br />A. Storage: <br />1. Within Enclosed Structure: The following storage shall be conducted wholly within an enclosed <br />structure: <br />a. Inoperative equipment, with "inoperative" being interpreted to mean a state of malfunction, physical <br />deterioration or some other physical condition rendering the equipment incapable of being properly <br />utilized for its intended purpose and in need of repairs, disposal or replacement. <br />b. Inoperative vehicles, with "inoperative" being interpreted to mean a state of malfunction, deterioration <br />or other physical condition rendering the vehicle incapable of movement under its own power. Such <br />vehicles would include those involved in accidents, awaiting engine repairs, in need of body repair or <br />painting and similar conditions. <br />2. Within Solid Opaque Wall Or Fence: The following storage shall be conducted wholly within an area <br />enclosed by a solid opaque wall or fence no less than eight (8) feet in height and only in a I-2 General <br />Industrial District: <br />a. Building materials and lumber sales. <br />b. Areas used for rental yards. <br />c. Machinery sales, and bulk firewood sales. <br />d. Dirt, sand, gravel and rock sales. <br />e.
