NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve a <br />304 sq. ft. VARIANCE to Section 1004.O1A6 and a 2 foot VARIANCE to Section 1004.01E of <br />the Roseville City Code for Steve Hanon, 2458 Sheldon Avenue, subject to the following <br />conditions: <br />1. The attached garage addition shall be limited to a size of 248 sq. ft. <br />2. The attached garage addition shall encroach no more than 2 feet into the 40 foot <br />front yard (regulatory setback distance) and/ar lie a minimum of 38 feet from the <br />front property line adjacent to Sheldon Street. <br />3. The attached garage addition shall be set back a minimum of 7-1/2 feet to the side <br />yard (north) property line as indicated on the submitted survey. <br />4. Impervious coverage shall be limited to 3,450 square feet, a 304 sq. ft. increase <br />(33% total) in the parcel's allowable coverage. <br />5. Gutters shall be installed along the eves of the accessory garage to direct roof <br />drainage to the front and rear yard (if possible), specifically away from the <br />adjacent residential property to the north. <br />6. Materials and design of the expansion shall be the same or similar to existing <br />material and design of the principal structure. <br />7. The review and approval of a building permit shall be consistent with the <br />approved site plan and variance. <br />The motion for the adoption of the foregoing resolution was duly seconded by Variance <br />Board Member Blank and upon vote being taken thereon, the following voted in favor: Blank, <br />Bakeman, and Stone. <br />and the following voted against: None <br />WHEREUPON said resolution was declared duly passed and adopted. <br />2 <br />
