1. The detached accessory structure (garage) shall be set back a minimum of 13 feet <br />from the corner side yard (east) property. <br />2. The detached accessory structure shall be set back a minimum of 6 feet from the <br />principal structure and 5 feet from the side yard (south) property line. <br />3. A scaled and dimensioned site plan indicating all existing conditions and the <br />proposed improvement must be submitted with the building permit application. <br />4. Drainage and roof gutters shall be installed to direct runoff to the rear yard or <br />corner side yard and away from the adjoining (south) property. <br />5. One window shall be designed and installed into the south building wall to break- <br />up the south wall mass. <br />6. The detached accessory building must be of the same design, materials, texture <br />and\or color as the principle structure. <br />7. A landscape plan must be filed at the time of the building permit application. The <br />landscape plan must demonstrate how the garage and driveway will be screened <br />from the property to the south. The driveway along Draper Avenue must be <br />removed and the curb cut replaced with curb at the time of construction of the <br />new driveway. <br />~. The variance shall expire within six months after the approval date (February 3, <br />2006) unless that applicant has been granted a building permit. <br />The motion for the adoption of the foregoing resolution was duly seconded by Variance <br />Board Member Traynor and upon vote being taken thereon, the following voted in favor: <br />Doherty, Traynor and Bakeman <br />and the following voted against: None <br />WHEREUPON said resolution was declared duly passed and adopted. <br />2 <br />
