Prince of Peace Lutheran Church and Senior Housing Partners, LLC, are <br />requesting an amendment to the City’s Comprehensive Plan to change the future land use designation of a <br />6.1 acre parcel from Church to High Density Residential (2561 Victoria Street North) and the designation of <br />a 2.1 acre parcel from Low Density Residential to High Density Residential (2555 Victoria Street North). <br />Prince of Peace Lutheran Church and Senior Housing Partners, LLC, are also requesting concept <br />development plan approval for a mixed use planned unit development including the existing Prince of <br />Peace Lutheran Church, a 56-unit three-story senior housing building and an off-street parking area. The <br />properties are located at 2555 and 2561 Victoria Street North (south of County Road C and west of Victoria <br />Street North). <br />6.Public Hearings <br />Planning File 3092. <br />6a. Ric Cox is requesting concept development plan approval for a planned unit <br />development to allow the redevelopment and expansion of an existing commercial use. The applicant is <br />also requesting vacation of the southern 12 feet of County Road D West to allow the addition to an existing <br />structure which is located partially within the right-of-way of County Road D West. The property is located <br />at 3116 Fairview Avenue North (Co. Rd. D West and Fairview Ave. No.) <br />Planning File 3093. <br />6b. John and Jan Carlson and WF Bauer Homes are requesting a variance from <br />Section 1016.26(B) of the City Code to increase the impervious surface coverage of a parcel in the <br />shoreland management district of Lake Josephine from 25% to 35% and a variance from Section 1004.02 <br />(D) to reduce the rear yard setback to 27 feet for the purpose of constructing a single family residence on <br />an undeveloped parcel. The property is located at 1240 Belair Circle. <br />ning File 3094. <br />6c. Plan College Properties, Inc. is requesting an amendment to a Planned Unit <br />Development to allow a parcel to be added to the PUD and the expansion of Country Inn and Suites by <br />adding 24 rooms and a 110 seat restaurant. The development will also involve the removal of the existing <br />Benjamin’s Restaurant on the property added to the PUD. The properties are located at 2887 and 2905 <br />Snelling Avenue. <br />Planning File 3089. <br />6d. The City of Roseville is requesting vacation of a 35 foot water main easement <br />located across Lot 1, Block 2, Gateway Business Park.
