9.8 Tree Preservation. All e�stin�; trees indicated on the site development plan as e�stin� <br />must be �reserved and �rotected during construction. As well. the large everereen tree in <br />the southeast corner of the parcel must be preserved, if possible, and protected durin� site <br />development and buildin� construction (Exhibit G). <br />9.9 Site FencinQ. The eastern propertv line (rear yard) must be screened from the adiacent <br />townhouse development with a combination of board on board fencinu�. six feet in hei� <br />and landsca�in� <br />9.10 Site Landscaping. Landscaping for the project sha11 be comprised of shrubs and <br />perennials at the site entry and along the front (west side) of the condominium complex. <br />Coniferous and deciduous trees sha11 be installed along the rear (east) properiy line to <br />screen the development from the e�sting townhouse development. The landscape plan <br />shall include screening (plants and/or berm) of the parking lot to a height of 30 in �� <br />above the parking lot curb height. The site must be irrigated. Prior to the issuance of a grading exca�ation, foundation, <br />and/or building permit, the DEUEL,OPER shall provide the CITY with a landscape letter <br />of credit, bond, or other security acceptable to the City, in an amount equal to 150% of <br />the full cost of a11 landscaping irrigation, and site restoration (Section 1010.14E). The <br />specific amount of this letter of credit or other security sha11 be determined by the <br />Community Development Director, following approval of plans. <br />9.12 Trash Handling. Trash handling shall be in accordance with Section 1010.11 of the City <br />Code, which requires trash collection areas to be within a roofed enclosure or inside the <br />building. Trash collection activities shall be restricted to 7:00 a.m. to 6:00 p.m. Monday <br />through Saturday. <br />to the office condominium parcel sha11 be provided from the private <br />desi�ned. if possible, to accommodate a left turn out only movement. <br />9.14 Off-Street parking. Off-street parking areas shall be improved as shown on the approved <br />site development plan (Exhibit B), and shall include hard surfacing (bituminous), <br />concrete perimeter curbing and a drainage plan. The site plan shall provide 35 off-street <br />parking stalls, including two handicapped stalls. No semi tractor/ trailer, recreational <br />vehicle, or trailer parking (daytime or evening) sha11 be allowed on the site, except while <br />delivering materials. Additional off-street parking must be provided (seven spaces) on <br />the north side of the building and parking lot should the City determine it necessary do to <br />demand. <br />
