i <br />January 9, 2001 <br />GASSEN COMPANIES <br />Mr. Tom Paschke <br />Roseville Community Development Office <br />2660 Civic Center Drive <br />Roseville, NIN 55 113 <br />Via E-1�Iai1: thomas.paschke(a�ci.rosevitle.mn.us_ <br />Dear Mr. Paschke: <br />Original to Follow by US Mail <br />�.�,= � �Z �a� <br />���. <br />I am writing to you on behalf of the Grandview Townhome Homeowners Association <br />(GTHA) as the Property Manager representing that Association, pertaining to the <br />proposed office/condo project in the discussion stages for 2330 Lexington Avenue. <br />Although in principal members of the association and myself are acceptable to a <br />professional building being developed on the vacant lot, my main concern with the <br />proposed development is the increase in traffic, as it will impact the homeowners who <br />live within GTHA. As a brief history to our concern is the ongoing problem(s) we have <br />experienced with the traffic from parents dropping off and picking up their children from <br />the Kinderberry Hill Daycare facility located directly to the west of GTHA. On a routine <br />basis numerous vehicles enter the daycare through the Association private property by <br />way of turning off Grandview Avenue to the south and proceeding through the <br />association property to the daycare. Often times cars leave the daycare through the <br />reverse route, out to Grandview through the association property and turning onto <br />Le�ngton. <br />This increased traffic through the association property accelerates deterioration of the <br />roads, causes increased noise and congestion and has in several instances been a hazard. I <br />have personally received numerous complaints regarding cars from the daycare travelling <br />at speeds estimated to be 30 miles per hour "cutting through" the townhouse <br />development. As an association, we have adopted Rules and Regulations governing the <br />common areas, including streets which prohibit speeds in excess of 15 mph.
