January 2, 2001
City Planner
2660 Civic Center Drive
Roseville, Minnesota 5 5 113
Re: Planning File #3277
2330 Lengton Avenue, Lot 4, Block 1, Rose of Sharon 2"d Addition, Ramsey County
PID# 112923320050
I am writing on behalf of the Grandview Townhome Association regarding the development have
noted above.
The biggest concern we have deals the traffic that will be coming into and leaving the development.
Will the entrances/ets into the development be only along Lexington Avenue, or will there also be
access on the side road, Lovell Avenue, across from the Kindercare Center?
If it is the latter, we would want to know what will be done to ensure that people leaving the business
development can turn left only. We are concerned that many people leaving the businesses will try to
avoid the traffic on Lexington by turning right and then going through our development to get to
Grandview Avenue to the north.
We are already having a lot of problems with people using the daycare center who are cutting through
our development. Our development is private property and is supposed to be used only by residents
and their guests. We have it posted as such, but that has done little to deter interlopers from the
daycare center. In addition, we've found that people cutting through the development often drive at
unsafe speeds.
There is no question that this problem would become even greater if there is an entry/exit to and from
the business development on the side road, unless there could be some type of physical barrier to keep
people from using our development as a shortcut into and out of the development.
This is a serious issue for our townhouse development. There is no way we can tolerate a situation that
will cause additional unauthorized and unsafe traffic through our private development.
Sincerely,
Stew Thornley U
President
Grandview Townhome Association
1082 Lovell Avenue
Roseville, Minnesota 55 113-44 19
651-415-0791
E-mail: thorn0l 7@tc.umn.edu
