6.4 All roof drainage created by the addition and existing attached garage must be collected <br />in gutters and channeled to the natural drainage way for the applicant's properiy (east). <br />7.0 STAFF RECOMMENDATION <br />7.1 Staff recommends approval of the variances requested by Brad and Randi Lundell to <br />allow an attached garage addition to the existing principal structure at 1828 Ryan <br />Avenue, based on the findings in Section 5 and subject to the conditions listed in Section <br />6 of this project report. <br />8.0 PLANNING CO�I�IISSION ACTION <br />8.1 At their meeting of February 14, 2001, the Planning Commission held the public hearing <br />regarding the Lundell request. At the meeting no citizens were in attendance to address <br />the Commission. However, the Commission did have a few questions of staff pertaining <br />to the modified action requested and receipt of citizen comments. <br />8.2 The Commission asked what the options were for the Lundell's (detached garage or <br />double deep attached garage) and whether staff had received comments from adjacent <br />property owners (no negative comments). <br />8.3 The Commission recommended (5-0) offering a resolution which recommends approval <br />of three variance( with the findings of Section 5 and conditions of Section 6 of the <br />project report) as follows: <br />A. A 20 foot variance from Section 1004.02D4 (Dwelling Dimensions and <br />Appearances and Height, Frontage, Yard, and Lot area Requirements in R-1 <br />Districts) for the pre-existing non-conforming principal structure allowing future <br />structural improvements to a line 10 feet from the Fairview Avenue (east) <br />property line; and <br />B. A 25 foot variance from Section 1004.02D4 (Dwelling Dimensions and <br />Appearances and Height, Frontage, Yard, and Lot area Requirements in R-1 <br />Districts) allowing a five foot addition onto the pre-e�sting non-conforming side <br />wall of the attached garage bringing the structure to a line five feet from the <br />Fait-view Avenue (east) property line; and <br />C, A 23 foot variance from Section 703.04B4 (driveway setback from street rlght-of- <br />way) allowing the pre-existing non-conforming driveway to remain in its current <br />location, seven feet from the Fait-view Avenue (east) property line. <br />PF3288 — RCA (031201) Page 4 of 5 <br />
