REQUEST FOR CITY COUNCIL ACTION <br />Date: 03/26/O 1 <br />Item No: z-2 <br />; pproval: Mana er Approved: Agenda Section: <br />�'Id LAND USE <br />Itefn I�escription: A request by Verizon Wireless for a Conditional Use Pernut to install a 120 <br />foot ta11 monopole (single pole w/antennas) and for a Variance to install a <br />prefab equipment shelter (240 square feet in size) adjacent (southeast) the <br />rear parking lot of Bonestroo, Rosene, Anderlik, and Associates, Inc. offices <br />at 2361 Highway 36 (PF3292). <br />1.0 REQUESTED ACTION <br />Verizon Wireless requests approval of a conditional use permit (CUP) and a variance to <br />install a wireless communication monopole (single pole antenna) and an equipment <br />shelter in a portion of the rear parking lot of 2361 Highway 36. <br />2.0 BACKGROUND — CITY CODE REQUIREMENTS <br />2.1 Specific to the monopole and antennas, Section 1012.10A4 of the Roseville Zoning <br />Ordinance states: Commercial receiving or transmitting antennas and towers not located <br />on a City tower site shall be a conditional use. Commercial receiving or transmitting <br />antennas and towers may only be located in "B" Business or "P' Industrial Districts. The <br />City may establish permit review periods, tower termination, time limits or an <br />amortization schedule specifying the year in which the tower shall be taken down by the <br />applicant or its assignee. A performance bond or other surety may be required by the <br />City in order to assure removal of the tower at a specific date. <br />2.2 The conditional use permit process (Section 1013 of the City Code) for this request <br />allows the City to consider: <br />� Compatibility with adjoining properties. <br />➢ Impacts on traffic and public facilities. <br />➢ Impacts on property value. <br />➢ Impacts on general health, safety, and public welfare. <br />➢ Compatibility with the Roseville Comprehensive Plan. <br />2.3 The process also allows the City to impose those conditions it considers necessary to <br />protect the public health, safety, and welfare.
