DRAFT <br />PLANNING COMMISSION RESOLUTION No. 3288 <br />A Resolution Recommending Approval of 40 Square Foot Variance for Verizon Wireless to Construct <br />a 240 Square Foot Telecommunication Equipment Shelter at 2361 Highway 36. <br />WHEREAS, Verizon Wireless has requested a variance from Section 1012.10A10 (Suppart <br />Buildings) of the Roseville City Code; and for property located at 2361 Highway 36 legally described as: <br />All that part of the North East Quarter of the South West Quarter of Section 8, Township 29 <br />North, Range 23West, described as follows: <br />Commencing at the intersection of the North line of State Trunk Highway No. 36 and <br />centerline of St. Croix Street thence Northerly on said center line 140.1 feet thence deflect 17 <br />degrees 44 minutes left on said center line 310.95 feet for point of beginning, thence deflect 143 <br />degrees 00 minutes right 50.0 feet thence deflect 34 degrees 04 minutes left 419.81 feet to a <br />point on a line which is 297.0 feet West of and parallel with the East line of said North East <br />Quarter distant 401.88 feet North of the North line of State Trunk Highway No. 36; thence <br />Northerly on said line 612.33 feet to a point on the North line of said North East Quarter; <br />thence Westerly on said North line 75.0 feet thence Southwersterly 692.65 feet to point of <br />begimling, except therefrom that part granted to the Village of Roseville in Quit Claim Deed <br />Document No. 1773064; and all that part of the Narth East Quarter of the South West Quarter <br />of Section 8, Township 29 North, Range 23 West described as follows: <br />Commencing at the intersection of the north line of State Trunk Highway No. 36 and centerline <br />of St. Croix Street thence northerly on said center line 140.1 feet thence deflect 17 degrees 44 <br />minutes left on said center line 310.95 feet for point of beginning, thence deflect 40 degrees 00 <br />minutes left 50.0 feet thence deflect 42 degrees 57 minutes right 290.58 feet to a point on the <br />Southeasterly line of St. Croix Falls Improvement Company, right-of-way, thence Northeasterly <br />on said Southeasterly line 322.31 feet to the North line of said North East Quarter; thence <br />Easterly on said North line 333.72 feet to a point which is 372.0 feet West of the North East <br />carner thereof; thence Southwesterly 692.65 feet to point of beginning; according to the U.S. <br />Government Survey thereo£ Ramsey County, Minnesota, Abstract Property. <br />(PID # 08292331000'�. <br />WHEREAS, Section 1012.10A10 requires support buildings to house switching and other <br />communication equipment to be a maximum of 200 square feet in size; and <br />WHEREAS, Verizon Wireless has proposed a support building 240 square feet in size or 40 <br />square feet greater than the City Code allowance; <br />WHEREAS, Verizon Wireless has stated that the 240 square foot (12 foot by 20 foot) support <br />building is necessary to house the radio, computers, and climate control system; provide access to all <br />sides; and provide technician's safety. <br />
