REQUEST FOR CITY COUNCII, ACTION Manager Approval: �,t� Date: 03/26/0 1 Item No: .I — 3 Agenda Section: Land Use Description: Ryan/Veritas Amendment to Planned Unit Development and Review of Voluntary Environmental Assessment Worksheet for Office Campus Expansion (PF3283) 1.0 REQUESTED ACTION Council action is sought on the completeness and adequacy of a Voluntary Environmental Assessment Worksheet (EAV� and fnal approval of an amendment to the Centre Pointe Business Park PUD by ordinance. 2.0 BACKGROUND Veritas, through its development partner Ryan Companies, has proposed a PUD amendment of an additional 122,000 square feet to the total building area of the 47-acre Centre Pointe Planned Unit Development. If approved, this PUD Amendment would a11ow Veritas to complete its campus with 2 additional floors on each of 2, two-story buildings. Each of these two previously approved buildings would expand from 2 stories and 6 1,000 s.f. to 4 stories and 122,000 s.f. A Voluntary Environmental Assessment Worksheet was prepared. The comment period ended March 8, 2001. No substantial comment has been received. 2.1 On March 14, 2001, the Planning Commission reviewed the concept of a Centre Pointe PUD Amendment. The Commission approved of the conceptual uses and final action after the Voluntary EAW comments. An initial hearing was held on January 10, 2001. 2. 2 The current total permitted square footage of building area in the Ryan Centre Pointe PUD is 680,000 s.f. (as originally approved in 1997 and amended in 2000); with the new proposal the total Ryan PUD building area would be appro�mately 802,000 S,f Also, Woodbridge previously developed 120,000 s.f. of building area prior to the current Ryan Planned Unit Development.
