7.0 PLANNING C01�T1�TISSION ACTION <br />7.1 On Wednesday, May 9, 2001 the Roseville Planning Commission held the public hearing <br />regarding the request. At the hearing a few adjacent property owners addressed the <br />Commission concerned about the potential size of a redevelopment to multiple family <br />units. <br />7.2 Staff stated that the parcel could only accommodate six units current or expanded and <br />that if a redevelopment of more than six units was proposed it would require a public <br />hearing resident notification, Planning Commission recommendation and City Council <br />approval (see attached minutes). <br />7.3 The Commission asked questions of staff related to impervious coverage, size of garage, <br />and difference between the current zone and the proposed R-3A district. Staff indicated <br />that the proposed zone did not ha�e limitations on impervious coverage, but was <br />governed by a.5 floor area ratio; that there were no limitations on accessory structure <br />(garage) size; and that the R-3A district has requirements that are consistent with <br />multiple family developments not two or single family development like the parcel is <br />currently zoned. <br />7.4 The Commission recommended (5-O) to approve the rezoning of property located at 2 180 <br />Haddington Road from R-2, Two Family Residence District to R-3A, Multi Family <br />Residence District: Three to Twenty Four Units, subject to the conditions stated in <br />Section 6 of the proj ect report and to a land survey of the property. <br />7.5 The Commission also recommended (5-O) to approve a nine foot variance from Section <br />1004.OSD5 of the Roseville City Code, subject to verification of distance by a land <br />survey. <br />8.0 SUGGESTED CITY COUNCII, ACTION <br />8.1 By motion waive frst reading and adopt (adopt with modifications or deny) an <br />ordinance rezoning ordinance rezoning properry located at 2 108 Haddington Road <br />from R-2, Two Family Residence District to Multi-Family Residence District; Three to <br />Twenty Four Unit (R-3A), subject to conditions in Section 6 of the project report. <br />8.2 Adopt a resolution to approve (approve w/modifications or deny) a nine foot variance <br />from Section 1004.04D5 of the Roseville City Code for the property located at 2 108 <br />Haddington Road, based on the findings contained in Section 4 of the project report, <br />which are restated in the resolution. <br />Prepared by: Thomas Paschke (490-2236) <br />Attachments: Property location map, aerial photo, and proposed development plans. <br />60-day Time Limit: Application accepted on April ip, 200 1.
