REQUEST FOR CITY COUNCIL ACTION <br />DATE: 06/26/0 1 <br />ITEMNO: �-11 <br />D�epart� m�en't Approval: Manager �prAved: Agenda Section: <br />TIIMA / 1 1� �1'�% CONSENT <br />Item Description: A request by the City of Roseville Fire Department for a Variance from Sections <br />1004 (Dwelling Dimensions and Appearances and Height, Frontage, Yard and <br />Lot Area Requirements in R-1 Districts), to allow an S-foot encroachment into a <br />corner side yard. (PF33 19) <br />1.0 REQUESTED ACTION <br />The City of Roseville Fire Department requests approval of a corner -- side lot line variance of 8 <br />feet at Fire Station #3, 2335 Dale Street, from Section 1004 of the Roseville City Code to allow <br />the construction a safety exit stairway from the second level to e�terior ground floor. The Fire <br />Station stairwell addition would be within 22 feet to the north properiy line, adjacent to Lovell <br />Avenue. <br />2.0 REVIEW of REQUEST <br />2.1 Section 1004.02D5 (Dwelling Dimensions and Appearances and Height, Frontage, Yard and <br />Lot Area Requirements in R-1 Districts) requires a front yard and corner side yard setback of <br />30 feet for the Fire Station property adjacent to Lovell Avenue. <br />2.2 The Fire Chief has indicated that to add needed dormitory capacity to the second level of the <br />station and meet city and state building and life safety codes, the fire station is required to ha�e <br />a second stair. The existing structure lies 30 feet from the Lovel l Avenue properiy line. To add <br />an 8 foot wide stairwell along the north wa11 of the building an 8 foot variance is required. <br />2.3 The building has a footprint of appro�mately 6,000 s.f.; with the 8 foot wide by 19 feet long <br />stair well 152 s.f. of building footprint will be added to the site. <br />2.4 Chart to review required variances: <br />Code Egisting Proposed Variance Condition <br />Re uirement Condition Condition <br />Lot Area 12,500 Sq. ft. 42,515 Sq. ft.
