Narrative in Support of Variance Application
A variance is requested to allow construction of a two-car garage at 2468 N. Hamline
Ave., Roseville, MN. The proposed garage site is Northwest of the house and nearer to
Hamline Avenue than the house, which is not allowed by provision 1004,O1A Section
2.A.2 of the Roseville City building code. The lot at 2468 N. Hatnline is over 250 feet
deep and the house is sited more than 150 feet from Hamline Ave. The lot adjoins
Willow Pond Park at the back and there is no road access to the rear or sides of the lot.
This hardship prevents the construction of a garage in the rear of the house. The hardship
is out of the control of the homeowner. The requested variance will allow the
construction of a garage, which will not be visible from Hamine Ave., or any of the
adjoining lots due to the heavily forested nature of the landscaping. The font 75 feet of
the lot in forested with Green Ash, Elm Mulberry, Buckthom, and Oak trees.
Additionally heavy undergrowth of honeysuckle blocks the view of the garage site from
the street. The desired garage is a standard floor plan with clerestory windows faced
toward the South. The construction plan for this garage places the front ridgeline at 15
feet above grade with the back ridgeline at 18 feet above grade. The surrounding trees
are approximately 40 feet talL The maximum height allowed for ancillary structures is
15 feet in 1004.O1A Section 2.A.7. The hardship of the heavily forested nature of the lot
is the reason for requesting construction of a taller garage than a11ow by the building
code. Conformance to the scale and style of the existing house and landscaping requires
the construction of the garage as indicated in the proposed plans.
The size of the lot, the access to roadways, and the forest scale require that the proposed
garage occupy a site in front of the house and exceed the height maximum. I respectfully
request the approval of the Variance Application.
__ _

i '
Submitted by: Date: Z,
Dou as Root
