REQUEST FOR CITY COUNCIL ACTION <br />D A T E: 07/23/O1 <br />ITEM NO: C-4 <br />Agenda Section: <br />CONSENT <br />r1 request btil Bone�bo, Rosene, Anderlik, and Associates, Inc. for a <br />Variance from Section 1007.O1A1a of the Roseville City Code for property <br />located at 2361 West Hi�hwav 36 (I'F33281. <br />1.0 REQUESTED ACTION <br />1.1 Bonestroo, Rosene, Anderlik, and Associates, Inc. has requested a variance from Section <br />1007.01 A 1 a(Required Setbacks) from the Roseville City Code for the existing structure <br />at 2361 West Highway 36 to a11ow the placement of a 2 1`�0' mechanical room addition <br />on the corner �- south face of a structure that currently encroaches into the required <br />setback adjacent St. Croix Street and West Highway 36. <br />2.0 SACKGROUND <br />2.1 The properiy located at 2361 West Highway 36 is a corner lot that has a zoning <br />designation of I- 1, Light Industrial. The Roseville City Code requires a front and comer <br />side yard setback of 40 feet for all Light Industrial lots. The e�sting structure lies in the <br />required setback of both St. Croix Street and West Highway 36. <br />2.2 Section 1007.01 A 1 a reads: Minimum Setback The minimum building and structure front <br />yard setback sha11 be foriy feet (40') in all industrial districts. Side yards facing streets on <br />comer lots shall be considered the same as front yards. <br />2.3 The City Code reads: Lot Line, Front: That boundary of a lot which abuts a street, and in <br />the case of a comer lot, it sha11 be the shortest dimension on a public street. <br />2.4 In the case of the Bonestroo parcel, the front yard is the portion of the lot that lays <br />adjacent&Vest Highway 36 and the side yard facing a street is that boundary that lays <br />adjacent�St. Croix Street. <br />2.5 The request comes at a time when the Bonestroo building at 2361 West Highway 36 will <br />be remodeled for additional office space within the single level office showroom <br />(warehouse) structure. <br />2.6 In order to complete the interior office improvements a new HVAC system (e�terior pad <br />mounted) is necessary. The 2 1' x 20' mechanical room is proposed to be added at <br />ground level and attached to the southwest comer of the e�sting structure, with an <br />e�terior EFIS finish. <br />PF3328 RCA (072301) Page 1 of 5 <br />
