Variance Application
(City Code Section 1013)
9. Narrative:
A. Existing building setback variance request:
Front and side yard setback variances are needed for Bonestroo to realize the intended
function and value of the esting structure.
B. New Mechanical Room setback variance request:
Advantage of proposed Location
The location proposed for the Mechanical Room is the most advantages for serving the
esting 19,600 sq. ft. space for the fol?owing reasons:
1. On grade servicing capabilities.
2. Best location from operational perspective given other site options.
3. NTinimal intrusion into esting setbacks.
Optional locations explored and rejected include:
Roo£ The roof of the esting structure is not designed to accommodate the load imposed by the
required mechanical equipment and would therefore require extensive structural corrections
putting the feasibility of the project in question.
The clearance from the east side high water setback is insufficient to accommodate the proposed
addition.
The north end of the building is the primary access and focal point of the building. A Mechanical
room located here would be uninviting and noisy.
The south side of the building already encroaches 10 to 15' and the proposed mechanical room
would encroach 20 additional feet.
Concept:
The 20-foot wide by 21 foot deep Mechanical room walls are proposed to be masonry, 15 feet
ta11, with an eterior insulating finish system veneer to reflect the materials on the esting office
attached to the warehouse space. An 8-foot wide by 7 foot deep by 3 foot high condenser would
be located on a concrete pad north of the proposed mechanical room. Landscaping would be
provided for additional screening.
Hardships:
The existing front yard setbacks have been reduced due to lot line rearrangements to construct
the T.H. 36 Frontage Road.
Bonestroo's desire to renovate their current facility to an office use and optimally locate a
Mechanical room to service the existing structure does not comply with current setbacks and
therefore requires a variance. This variance is requested to make the best use of an existing
structure.
