3.2 The building design incorporates an elevator and radio equipment tower appro�mately <br />63.6 feet in height (includes third story needs). The proposal also includes single pole <br />antenna that would be an additional 16.6 feet taller that the structure. The antenna (KTIS <br />Radio) needs to be 80 feet in height to properly link with necessary communication <br />devices. The proposal also incorporates window wells to provide natural light into the <br />basement, which initially will be used as storage. <br />3.3 Equipment from KTIS/Skylight and the School of Communication, as well sound stages <br />will occupy the basement; KTIS/Skylight offices and studios will occupy the first (main) <br />floor; offices and classrooms (Early Childhood Education) will occupy the second floor. <br />3.4 The e�sting residence apartment complex and the proposed office building will be on <br />separate lots, but share parking within an off-street cross parking easement for each. The <br />three lots encompass 133,597 square feet or 3.07 acres. <br />3.5 The office structure is situated in the northeastern most corner of the parcel and placed 50 <br />feet from the Snelling Avenue properiy line and 30 feet from the Lydia Avenue properiy <br />line. A permit and approval by the Rice <br />Creek Watershed is also required. <br />3.7 The landscape plan reviewed by the City is acceptable. However, additional landscape <br />curb islands must be incorporated into the parking lot. A complete irrigation plan is <br />required and needs to be reviewed and approved by the City prior to the issuance of a <br />building permit. <br />3.8 <br />3.9 <br />The surface parking must include concrete curb & gutter islands.
