Conditional Use Applicant Request Permit 7111/O1 834 to 1008 s. ft. 1008 sq. ft. 3.0 STAFF COMMENT 3.1 Section 1004.O1A2 allows one garden shed that does not exceed 120 square feet. The garden shed is not considered an accessory building thus is not required to meet certain applicable codes indicated in Section 1004.0 1. 3.2 Section 1004.0 lA3 reads as follows: Detached Accessory Building Size Limit: Total detached accessory building area shall be limited to forty percent (40%) of a required rear yard area, up to a ma�mum size of eight hundred si�ty four (864) square feet. The forty percent (40%) rear yard limitation is calculated by taking the width of the subject lot or parcel and multiplying it by the required rear setback depth of thiriy feet (30'), then multiplying that number by 0.4 or foriy percent (40%). 3. 3 Section 1004.01 A4 reads as follows: Requirements for Increased Maximum Size: The size of detached accessory buildings may be increased from a total of 864 square feet to a ma�mum of 1,008 square feet. A public hearing and approval of a conditional use permit in accordance with Section 1013.01 of the Roseville City Code and provided all other applicable provisions of the Code are met, is necessary. 3.4 Section 1004.O1A5 reads as follows: Overall Area: The overall area of attached garage and detached accessory building(s) shall not exceed the e�terior dimensional footprint of the principal structure, excluding any attached garage footprint. 3.5 Staff has concluded the Code would allow an 832 square foot detached accessory structure on the premises without the need for a conditional use permit and a(one) 120 square foot garden shed for a total of 1,023 square feet of accessory building storage space. 3.6 The Boucher's prefer centralizing their items and limiting the number of structures on the properry. They have a modest backyard and would like to keep the area free of additional structures. 3.7 An accessory structure between 864 and 1,008 square feet can be constructed in a rear yard if it meets the requirements of Sections 1004.O1A1 (Number of Structures), 1004.01 AS (Overall Area), and 1004.01 A6 (Maximum Tota1 Surface Area), and if a CUP is granted.
