The <br />garden shed is not considered an accessory building thus is not required to meet certain <br />applicable codes indicated in Section 1004.0 1. <br />3.2 Section 1004.0 lA3 reads as follows: Detached Accessory Building Size Limit: Total <br />detached accessory building area shall be limited to forty percent (40%) of a required rear <br />yard area, up to a ma�mum size of eight hundred si�ty four (864) square feet. The forty <br />percent (40%) rear yard limitation is calculated by taking the width of the subject lot or <br />parcel and multiplying it by the required rear setback depth of thiriy feet (30'), then <br />multiplying that number by 0.4 or foriy percent (40%). <br />3. 3 Section 1004.01 A4 reads as follows: Requirements for Increased Maximum Size: The <br />size of detached accessory buildings may be increased from a total of 864 square feet to a <br />ma�mum of 1,008 square feet. A public hearing and approval of a conditional use <br />permit in accordance with Section 1013.01 of the Roseville City Code and provided all <br />other applicable provisions of the Code are met, is necessary. <br />3.4 Section 1004.O1A5 reads as follows: Overall Area: The overall area of attached garage <br />and detached accessory building(s) shall not exceed the e�terior dimensional footprint of <br />the principal structure, excluding any attached garage footprint. <br />3.5 Staff has concluded the Code would allow an 832 square foot detached accessory <br />structure on the premises without the need for a conditional use permit and a(one) 120 <br />square foot garden shed for a total of 1,023 square feet of accessory building storage <br />space. <br />3.6 The Boucher's prefer centralizing their items and limiting the number of structures on the <br />properry. They have a modest backyard and would like to keep the area free of additional <br />structures. <br />3.7 An accessory structure between 864 and 1,008 square feet can be constructed in a rear <br />yard if it meets the requirements of Sections 1004.O1A1 (Number of Structures), <br />1004.01 AS (Overall Area), and 1004.01 A6 (Maximum Tota1 Surface Area), and if a CUP <br />is granted. <br />PF3325 RCA (082701) Page 2 of 7 <br />
