. The reason for our request for a variance is because we would like to build a 24' x 42' garage, which is <br />1008 sq. ft., the ma�mum square footage allowed with a variance. We own 2 full-size trucks, 2 <br />hobby/classic cars, one of which is kept on a car trailer, miscellaneous tools, equipment, lawn mower, <br />snowblowers, etc. We want to be able to keep all of these inside one building, without the need of a <br />storage shed. <br />. The above car and trailer and seasonal things are currently stored in an area where Fred works. Due to an <br />expansion of the business, we are loosing this space. With the new garage, we can keep a11 our things <br />under cover in one location, without having anything stored outside. <br />. By looking at the drawings we submitted of our property layout, it is the most efficient way to utilize the <br />space in our back yard with the consolidation of a shed and garage into one structure, and still keep a <br />very pleasant street appeal. As one of our hobbies, we use the back yard to train our dog for AKC <br />Obedience dog shows, which he was the No. 1 Novice A Cairn Terrier in the country for Obedience in <br />2000. That's why we don't want to occupy this area with an additional shed. <br />. Our house size and location in Roseville suits us and our dog. We like the benefits of Roseville parks, the <br />community and our neighbors. Since we first bought our house, our plans were to eventually build a <br />bigger garage. Since we have been here, we have made annual updates to the house, such as a new roof <br />and gutters, cement steps and patio, and central air conditioning. With the addition of our dog, we also <br />installed a 6 ft. clear cedar privacy fence. Now we are at the point where we can benefit from the addition <br />of our new garage. We both own specialty cars as another hobby. Fred also has spondylolisthesis, which <br />is a back injury. This will require back fusion surgery in the near future. It is important for him to keep <br />active, doing his exercise regimen and walking the dog. This garage area could benefit Fred during his <br />recovery from surgery. He can go out to the garage and tinker on his other sma11 artistic hobbies. Sitting <br />is not a good thing for his back injury. Keeping active is best for his back and disposition. <br />. After talking to a11 our neighbors and explaining what we want to do and why, we were very touched that <br />our neighbors were so supportive of us. See attached sheet with names, addresses and signatures from <br />our neighbors across the street, each side of us and behind us. In consideration of our neighbors, we also <br />informed them about the time frame of the construction by Sussell Garage Ca They will do the <br />demolition of old garage and pour the new slab in the first week Leave it set up for a week Then build, <br />roof, side and cleanup in the following week This will not be a long-term ongoing project in the <br />neighborhood. We hope this has some impact on the decision for the variance for our garage. <br />
