I 1.0 REQUEST FOR CITY COUNCIL ACTION Approval: Manager Approved: D A T E: 09/10/01 ITEM NO: I-1 Agenda Section: LAND USE Description: A request by Robert Reichenbach a Variance from Section 1004.01A6 and Section 1004.01E of the Roseville City Code for property located at 1858 Hamline Avenue (I'F3334). REQUESTED ACTION 1.1 Robert Reichenbach is requesting a variance from Section 1004.O1A6 (Nlaximum Tota1 Surface Area) and Section 1004.O1E (Front Yard Setback) to allow construction of a kitchen and covered porch addition onto the e�sting home. 2.0 SACKGROUND 2.1 NIr. Reichenbach owns the property located at 1858 Hamilne Avenue. The property has a zoning designation of R- 1, Single Family Residential, and a Comprehensive Plan designation of Low Density Residential. 2.2 Mr. Reichenbach proposes to construct a lo-foot by 39-foot (390 square foot) kitchen and covered porch addition onto the front of the e�sting home. The Community Development Staff has determined the proposal for an additional 363 (less the e�sting front porch) square feet of impervious area on the subject parcel will require a variance to Section 1004.O1A6 of the Roseville City Code. 2.3 Staff has also determined that Mr. Reichenbach has a predominant setback of 40 feet from the front yard property line adjacent Hamline Avenue and will require a variance from Section 1004.1E of the Roseville City Code. 2.4 2.5 The parcel is 62.5 feet wide and 158 feet deep for a total of 9,875 square feet. Under City Code the parcel is afforded 2,962.5 square feet of impervious area.
