Sherren Street <br />RE: Request 'by Kathleen Aqness, representing Schorn Realty, to amend <br />the land use and re-zone the property at 2256 LexinQton Avenue from <br />LDR - Low Density Residential to B• Business, and fro^t Single Family <br />Residence District R-1 to Limited Business District B-l. <br />Because of the precedent-setting impa�t of this request and the potential <br />detrimental effect it would have on our residential neighborhood and resulting <br />decline in our property value, we are in concurrence with the ROSevill� <br />City Planning Staff's recommendation to deny said request. <br />While we do not object to Schorn Realty, per se, we are extremely concerned <br />that re-zoning from residential to business "opens the d�or" for uses other than <br />the current office on the property, without regard to impact on the adjacent <br />residential community. <br />For instance, B-1 zoning permits such businesses as the following to lo^3te, <br />in the future, on this property: dog kennels, lawn and garden centers, <br />rest homss, mortuaries, and even motels if adjacent ;t0 federal or state highways. <br />(Highway 36 is a state trunk highway.) <br />Our property at 1085 West Sherren Street abuts the property at 2256 Le�*in�ton Ave. <br />�n the south side, and we, therefore, are most directly impacted by a zoning change. <br />Wehave lived in our home for 27 years and feel very strongly that its <br />property value would plummet if this business re-zoning classification were <br />to go through, <br />(more) <br />
