Advent Lutheran Church is also <br />required to obtain a conditional use permit (CUP) to construct the accessory building in <br />accordance with Sections 1004.O1A4 (Requirements far Increased Ma�mum Size) and <br />10 13 .0 1(Conditional Use Permits) of the Roseville City Code. <br />2.0 SACKGROUND <br />2.1 Advent Lutheran Church own the property located at 3000 Hamline Avenue. The <br />property encompasses appro�mately 5.2 acres, is zoned R-1, Single Family Residential, <br />and the Comprehensive Plan identifies the property as Low Density Residential. <br />2.2 Advent Lutheran Church desires to tear down their e�sting 308 square foot shed <br />constructed in 1954 and replace it with a 30-foot by 40-foot (1,200 square feet) accessory <br />structure. The forty <br />percent (40%) rear yard limitation is calculated by taking the width of the subject lot or <br />parcel and multiplying it by the required rear setback depth of thirty feet (3Q'), then <br />multiplying that number by 0.4 or forty percent (40%)." <br />PF3340 RCA (092401).doc Page l of 6 <br />
