Centre Pointe Planned Unit Development Staes of Approval
1.4 The original Centre Pointe Master Site Plan for the 6 1,000 s.f. vacant parcel showed a
6,000 square foot building footprint for a restaurant. The new proposal would add 4,620
square feet to the first floor footprint and a 10,620 square feet second floor. Therefore,
new office building coverage of the parcel totaling 15,240 square feet would occur.
1. S To reduce parking lot coverage of the parcel and allow for 25% landscaped area, Solutia
Consulting proposes a parking structure to be built under the building for 30+ vehicles.
As proposed, construction would occur in 2002.
1.6 The text for the PUD indicates that the first choice of a permitted use is a sit-down
restaurant and that a second choice of a permitted use is an office building. Specifically
Section 7.2 reads: The uses shall be restricted to those specified in the site plan and
supporting documents including office, office/showroom, office/manufacturing 2 hotels,
and 1 restaurant within the Centre Pointe Business Park Plan. If either of the hotels or the
restaurant are not built, the lots/sites for those uses on the approved land use/site plans
sha11 be used for office, office/showroom, or office/manufacturing uses per Eibit 2.
1.7 The major change for the Master Site Plan (a drawing) is changing the identified use from
restaurant to office and adding appromately 4,000 square feet of "footprint" on the
6,000 square foot building pad.
1.8 The major change for the PUD Agreement (written ordinance) is increasing the building
dimensions for that particular lot.
PF 3338 — RCA (12/17/O1) — Page 2
