development, the following provisions sha11 apply: <br />8.1 Final Drainage Plan. For any new units (single or double-wide manufactured units), the <br />final drainage plan for the properiy must be reviewed and approved by the Director of Public <br />Works prior to any permits being issued for establishing new units. All drainage sha11 <br />comply with the approved plans and sha11 drain roof water in such manner as to not inhibit <br />the use of adjoining units, lots, or parking. Drainage sha11 be the responsibility of the <br />DEVELOPER. <br />8,2 Final Udlity Servicing Plan. The final utility servicing plan for the properiy illustrating a11 <br />Park main lines, clean-outs, sizes, capacity, and depths, unit and main line connections to <br />city systems must be reviewed and approved by the City of Roseville Director of Public <br />Works and Ramsey County Health Department prior to any new permits for new or used <br />units may be issued. <br />8.3 Erosion ControL Prior to any new site grading and before any new utility construction is <br />commenced or building permits are issued, an erosion control plan must be submitted for <br />approval, and all erosion control actions sha11 be implemented, inspected and approved by <br />the CITY. <br />8.4 Clean Up. The DEUELOPER sha11 clean dirt and debris from public and private streets that <br />has resulted from construction work by the DEUELOPER, its agents or assigns. Within the <br />public streets, the CITY will determine whether it is necessary to take additional measures to <br />clean dirt and debris from the streets. After 24 hours verbal notice to the developer, the CITY <br />may complete or contract to complete the clean up at the DEVELOPER' S expense. <br />8.5 Street Trees. CITY policy requires the planting of street trees in conjunction with <br />development or redevelopment throughout the community. The DEVEL,OPER sha11 install <br />street trees and/or evergreens in accordance with the City's Street Tree Master Plan (as <br />provided and approved by the CITY' S Landscape Architect) adj acent to property lines <br />adjacent to Rose Place and Lexington Avenue. <br />8.6 Pedestrian Walkways. CITY policy requires the installation and/or improvement, replacement <br />of pedestrian pathways, no less than eight feet in widtl�, within the Le�ngton Avenue public <br />right-of-way (completed in summer, 200 1) in conjunction with the development. <br />9.0 PUD Standards/Conditions of Approval <br />To insure that the proposed development meets the CITY' S standards for the approval of a PUD, as <br />set forth in Section 1008 and1 0 15 of the Roseville City Code and NTinnesota State Statues 2000, <br />Chapter 327, the Development sha11 also comply with the following specific PUD standards: <br />9.1 General Development Standards. The certificate of survey, site development plan, landscape <br />plan, and utility plan, building elevations, development schedule, and final land use <br />designations sha11 be part of the standards for development of the above mentioned PUD. <br />9.2 Uses - Permitted. The permitted uses of properiy within the PUD sha11 be limited to 109 <br />mobile home/manufactured housing units, up to four spring/summer/fall seasonal RV sites. <br />PUD Agreement # (Roseville Estates Mobile Home Park) - 4 <br />
