2.3 The applicant proposes a five to six foot elevation increase from Iona Lane to the <br />northern most point of the cul-de-sac, with lookout and walkout lots being graded into <br />the site to match e�sting contours on the parcel. <br />2.4 The existing parcel drains to the north, northwest and northeast. Drainage for the parcel <br />when development is complete will match into e�sting contours on adjacent parcels and <br />drain in a similar direction. No storm water management pond has been designed for the <br />development. The grading and drainage plan must be reviewed and approved by the <br />Roseville Engineering Department to ensure that it is consistent with Grass Lake and <br />Roseville storm water management plans prior to final City Council approval. <br />2.5 Sanitary sewer and water main will be provided from Iona Lane within the proposed cul- <br />de-sac street with individual service connections to each residential lot. <br />2.6 A 30-f0ot wide front, rear, and street side (comer) setback has been proposed (and is <br />required) on the site plan. As indicated, all proposed residential structures meet the 30- <br />foot setback The garages on Lots 1 through 7 have a 27 foot front yard setback which is <br />permissible under Section 1004.O1D5 of the Roseville City Code. <br />2.7 Eight lots (seven residential and one outlot/common area) will be created with the <br />Owasso Ridge subdivision. Lots one through seven range in size from 4,290 square feet <br />to 9,120 square feet, while the outlot is 38,727 square feet in size. The residential lots <br />have a minimum width of 65 feet and a minimum depth of 65 feet (see site plan).
