9.0 PUD STANDARDS and CONDITIONS of APPROVAL <br />The Planned Unit Development shall also comply with the following specific PUD standards: <br />9.1 General Development Standards. The certificate of survey and/or plat, site development plan, <br />landscape plan, grading and utility plan, building elevations, development schedule, and final <br />land use designations shall be part of the standards for development of the Owasso Ridge PUD. <br />A. Uses - Permitted. The permitted use of property within the PUD shall be limited to the <br />development of the site into seven single-family residential homes on seven separate <br />and recorded lots of record and common area. Each lot's development shall be <br />restricted to the dimensions specified in the site development/landscape plan, building <br />elevations, and supporting documents submitted by the DEVELOPER. Where not <br />superseded by more restrictive requirements of this PUD, the standards of the <br />underlying R-1 (Single Family Residence) zoning district shall apply, as stated in <br />Chapter 1004.02 of the Roseville City Code. <br />9.2 Building Setbacks. The minimum setback for each structure shall be as follows Exhibit �: <br />Front Yard: A minimum setback of five feet from the front lot line specific lot line or a <br />minimum setback of 27 feet from the street right-of-way line. <br />Rear Yard: A minimum setback of five feet from the rear lot line or a minimum setback of 30 <br />feet from the property boundary line. <br />Side Yard — Street (Iona Lane): A minimum setback of five feet from the south side corner lot <br />line of Lots 1 and 7, Owasso Ridge, or a minimum setback of 30 feet from the south property <br />boundary/Iona Lane right-of-way line. <br />Side Yard — Interior: A minimum setback of 10 feet from any interior lot line or no less than <br />20 feet between structures. <br />9.3 Building Height and Design. Each single-family residence must be a one-story design and <br />shall be limited to a ma�mum height 30 feet. Each single-family structure shall be consistent <br />in style, proportion, massing, and materials (Exhibit �, <br />9.4 Building Materials. E�terior building materials shall include asphalt shingles on the roof and a <br />mi�ture of brick, cultured stone, stucco or similar product, and hardi plank (or similar) lap <br />siding. The soffit and fascia shall be aluminum and each home must be outfitted with gutters <br />and downspouts to properly remove and direct roof drainage. The color scheme for the <br />building shall be reviewed and approved by the Community Development Director prior to <br />issuance of any building permits (Exhibit �. <br />5 <br />
