CITY of ROSEVILLE <br />PLANNED UNIT DEVELOPMENT AGREEMENT <br />This PLANNED i1NIT DEVELOPMENT AGREEMENT, dated June 17, 2002, is entered <br />into between the City of Roseville, a Minnesota municipal corporation, of 2660 Civic Center <br />Drive, Roseville, Minnesota 55 113 ("CITY") and VSI Construction, Incorporated, 1175 1 Troy <br />Lane North, Maple Grove, Minnesota 55369 ("DEVELOPER"). <br />1.0 EFFECTIVE DATE of AGREEMENT <br />This agreement shall be effective upon completion of the following: <br />1.1 Comprehensive Land Use Plan Amendment of property from Low Density <br />Residential (LR) and Business (B) to High Density Residential (HR) and <br />Business (B). <br />1.2 Passage and recording of Ro lage Addition (subdivision plat of property <br />for proj ect). <br />1.3 <br />1.4 <br />1.5 <br />1.6 <br />Passage and publication of 0 <br />w/underlying zoning of B- 1, <br />Publication of the ordinance in <br />newspaper � <br />Execution of this agreement by the <br />Recording of this agreement <br /># (rezoning of properiy to PUD <br />�u�� District). <br />eville Review, the CITY's official <br />and the DEVELOPER. <br />County. <br />2.0 REQUEST for PUD APPROVAL <br />The DEVELOPER has requested th approve a Planned Unit Development <br />(PUD) (PF#3224) that redevelops three parcels or portions thereof (Aces Phillips 66 <br />gas station & Champion Upholstery) into a three story 16,464 square foot professional <br />office complex The subject property address is 1906 and 1912 Lexington Avenue <br />and 1074 Roselawn Avenue. <br />The subject properiy, on which the VSI Construction, Inc. professional office complex <br />will be built, will have, upon subdivision plat recording with Ramsey County, will <br />have the following legal description: <br />Lot 1, Block 1, Roselawn Village Addition <br />
