� <br />CITY OF ROSEVILLE <br />ORDINANCE N0. 1258 <br />AN ORDINANCE AMENDING TITLE 10, 1005.07, B-6 OFFICE PARK <br />DISTRICTS BY RENAMING THE LAND USE DESIGNATION, SPECIFYING <br />AUTHORIZED USES, AND ESTABLISHING PROCEDURES FOR THE <br />CREATION OF MIXED USE BUSINESS PARKS <br />�[�E-1 }^; CITY OF ROSEVILLE ORDAINS: <br />SECTION l. Purpose. The Roseville City Code, Title 10, Section 1005.07, is hereby <br />amended to create a mixed use business park land use designation, which is defined as a <br />geographically identifiable area containing a consistent architectural mix of office, office- <br />laboratory, office-showroom-warehousing, biotechnical, biomedical, high-tech sofiware and <br />hardware production uses with support services such as limited retail, health, fitness, lodging and <br />�» ti 1 t i fS Il l l� y IlOUSffig. A"Nlixed Use Business Park" is normally a redevelopment area, in which <br />tfte environmental impacts of business park have been analyzed through an environmental impact <br />statement or similar. The impacts are then mitigated within the requirements a Planned Unit <br />Development as defined in Section 1008. All parcels shall have well-planned roads, utilities, <br />pc�nding �uu4 communication systems. Parcels within a"Mixed Use Business Park" shall have <br />access to an internal parkway and/or e�ternal County minor arterials as well as convenient access <br />!o the Interstate Highway System. Emphasis shall be placed on cleating a unique, safe and f�ig(i- <br />cluality work and play environment by installation of e�traordinary, architecturally distinct <br />buildings, parkways, transit and transportation services, site planning, landscaping, parks, <br />f7edestriaii pathways, and lighting. <br />S ECI�ION 2. Chapter 1005.07 of the Roseville City Code is amended to read as follows: <br />1005.07: B-6 MIXED USE BUSINESS PARK DISTRICTS: <br />A, A B-6 district may be established after completion and city approval of a <br />mixed-use master plan for the entire district and completion of any <br />required or voluntary environmental review such as an Environmenta! <br />Impact Statement (EIS) or Alternate Urban Area Review (AUAR) as <br />defined by the Nlinnesota Environmental Quality Board rules. Uses <br />permitted within a B-6 district shall comply with Section 1008 of this <br />Code by completing a Planned Unit Development prior to the issuance of <br />any building pern�its. The Planned Unit Development shall implement all <br />mitigation requirements of the EIS or AUAR as well as Business Park <br />Design Guidelines of Section 1010 and subdivision requirements of <br />Chapter 11 of this Code. <br />B. Permitted Uses, after city approval of a mixed use master plan and <br />completion of a Planned Unit Development within a portion (or all) of the <br />Mixed Use Business Park: <br />! Office, business and professional. <br />2. Medical and dental clinics. <br />3. Hotel and motel. <br />
