�. � ��"�` a �i^ � <br />Nonconforming Uses and Structures (also known as <br />nonconformities) <br />A change in the zoning of a particular parcel of land can create what are <br />known as nonconformities. For instance, if a use or structure was permitted <br />or allowable under a local ordinance, and that ordinance is amended and the <br />e�sting use or structure is consequently made illegal by the amendment, the <br />result is termed a nonconfoi-mity. <br />Under state law and city ordinance, these uses and structures are allowed to <br />continue, but because the goal is to encourage conformance or a change to <br />the new ordinance requirements, the uses and structures are not allowed to <br />expand or enlarge. <br />E�sting buildin�s which are nonconforming may be repaired and <br />maintained, but any proposed structural improvem'ent or addition must <br />conform to the new regulations. <br />Similarly, e�sting uses that would not be allowed under a revised ordinance <br />may continue, but can not be expanded.
