May L2002 <br />RE: Twm Lakes Rezoning Informational Meeting <br />Dear Property Owner: <br />Please join us for an informational meeting regarding the upcoming public hearing (June 5, 2002) for the <br />rezoning of property within the Twin Lakes Business Park area. (Refer to Map for area affected). The <br />City of Roseville is proposing to rezone the Twin Lakes area to B-6, which would provide consistency <br />with the purpose and intent of the Comprehensive Land Use Plan definition and designation of a"Mixed <br />lise Business Park". The meeting is scheduled for Thursday, 1�Iay 16, 2002 from 3:00-4:30 p.m. in <br />the Council C't�ambers at Koseville City Hall, 2660 Civic Center Drive. <br />Currently the `I�win Lakes area consists of a mix of industrial (I-1, I-2), Business (B-4, f3- 1) and <br />Residential (R-1) land use zones. In 2001 the City Council approved an amendment to the <br />Comprehensive Plan by designating the Twin Lakes area as a"Mixed Use Business Park". In addition, <br />the City Council amended the text of the City Code for B-6 zones to more accurately reflect that of a <br />mixed-use business park atmosphere. <br />In general, a"Mixed Use Business Park District" is defined as a geographically identif'iable area which <br />conCatns a consistent architectural mix of office, office-laboratory, off'ice-showroom-warehousing, bio- <br />technical, biomedical, high-tech software and hardware production uses with suppart services such as <br />limited retail, health, fitness, lodging and multifamily housing. A copy of the B-6 zone teat is attached: <br />note that existing non-conforming uses may remain, but not be expanded or intensified. <br />We realize the land use scenarios are bound to affect your property. We'd like to provide this opportunity <br />to explain what is allowed in a B-6 zone, what it means to current business and tenants and how this <br />affects future expansion and redevelopment.
