6.0 STAFF REC01�I1�IENDATION: <br />6.1 Based on the information provided and the findings in Section 5 of this project report, <br />staff recommends approval of a 571 square foot `lot coverage" variance to Section <br />1004.O1A6 of the Roseville City Code for Joel Brentsen to allow certain home and site <br />improvements at 660 Heinel Drive subject to the following conditions: <br />A All building and site improvements sha11 not exceed 4,361 square feet of <br />impervious area. <br />B The review and approval of a building permit consistent with the approved plans <br />and variance. <br />C The installation of roof gutters to properly direct roof drainage away from the <br />adjacent properties. <br />D Apply for and receive a Setback Permit to encroach 7 feet into the 10 foot <br />required side yard setback. <br />7.0 PLANNING CO�I�IISSION ACTION: <br />7.1 On August 7, 2002, the Roseville Planning Commission held the public hearing <br />regarding the Berntsen request. One adjacent property owner was present to address the <br />Commission, related to existing tree removaL Mr. Berntsen answered the question <br />indicating that the existing three coniferous trees would remain. <br />7.2 The Commission voted (5-0) to recommend approval of the requested variance, based on <br />the findings in Section 5 and conditions of Section 6 of the project report dated August 7, <br />2002. <br />8.0 SUGGESTED CITY COUNCIL ACTION: <br />8.1 Adopt a resolution approving the request by Joel Berntsen, 660 Heniel Drive for a <br />571 square foot (5%) variance to Section 1004.O1A6 of the Roseville City Code, <br />allowing certain home and site improvements based on the findings in Section 5 <br />and conditions of Section 6 of the project report dated August 19, 2002. <br />Prepared by.
