8.0 SUGGESTED CITY COUNCIL ACTION: <br />8.1 By motion, finding that the project is consistent with the Comprehensive Plan in terms <br />of density, size, diversity of housing stock and attempting to meet life cycle housing <br />needs of residents, approve first reading of an ordinance rezoning of the parcel from <br />Single Family Residence District (R-1) to Planned Unit Development (PUD) with an <br />underlying zoning of Two Family Residence (R-2); <br />8.2 By motion, approve (approve w/modifications/or deny) the General Concept Plan of <br />the planned unit development and the preliminary plat for the development of the <br />6.9 acre parcel into 24 townhome (two unit attached single family residential homes) <br />units on a looped road design, subdivided under the Community In Common (CIC) plat <br />format, subject to the comments and findings in Section 5 of the project report dated <br />August 7, 2002. <br />8.3 It is understood that the effective date of such a planned unit development will not occur <br />until after the application submission and final approval of the Fina1 Development Plan, <br />Final Plat, a planned unit development agreement, and second reading of an ordinance <br />rezoning the parcel/publication of the PUD ordinance. No new construction may occur <br />before the effective date of the ordinance. <br />Prepared by.
