a) S�^uctures should have access to at least one collector level s�^eet so that <br />traffic generated by the complex will not exceed environmental and tra�c <br />thresholds of minor residential s�^eets described in the Ti^ansportation Plan. <br />b) Adequate usable open space should be provided on the site or public park/open <br />space should directly adjoin the site. <br />c) The floor area standard should define the amount of required open space in <br />comparison to the density of units. <br />d) Adequate access to adjoining or nearby (within '/4 mile) retail/service areas <br />should be provided. <br />e) The use of undergi^ound parking (with adequate safety measures) should be <br />encouraged to reduce the volume of outside parking and separate garages as a <br />means of improving the general residential character of multiple family <br />development. <br />� Impacts on adjoining single family areas should be limited by increased side <br />yard setbacks and landscaping; fi^ont and rear separation by s�^eets, commercial <br />or indus�^ial development; or parks and open space. <br />� Higher density development should be required to include such improvements <br />as masonry exterior, higher window and wall insulation packages, undergi^ound <br />parking, more usable open space than normally required, porches, landscaping, <br />undergi^ound parking, and amenities packages within each unit. <br />h) Building design standards should be used which con�^ibute to neighborhood <br />openness, communication, and interaction. <br />i) Design and performance standards shouldprovide adequate height and setback <br />combinations for situations where taller multi family units areproposed as infill <br />projects adjacent to single family areas. Such infill should be limited to medium <br />density (or lower) projects. <br />10. Require fair housing practices. Disperse types and scale of housing units within the <br />City for all ages, in all stages of the life cycle.
