8.7 Park Dedication. The DEVELOPER must provide the City of Roseville with a payment in lieu <br />of parkland dedication amounting to $400 per lot/unit or a total of $8,800. Said payment per <br />lot must be made at the time each of the seven building permits are issued by the City. <br />9.0 PUD STANDARDS and CONDITIONS of APPROVAL <br />The Planned Unit Development sha11 also comply with the following specific PUD standards: <br />9.1 General Development Standards. The certificate of survey and/or plat, site development plan, <br />landscape plan, grading and utility plan, building elevations, development schedule, and final <br />land use designations sha11 be part of the standards for development of the Stoneridge PUD. <br />A. Uses - Permitted. The permitted use of property within the PUD sha11 be limited to the <br />development of the site into 22 zero lot line attached (12 structures) townhomes and <br />recorded lots of record and common area. Each lot's development sha11 be restricted to <br />the dimensions specified in the site development/landscape plan, building elevations, <br />and supporting documents submitted by the DEVELOPER. Where not superseded by <br />more restrictive requirements of this PUD, the standards of the underlying R-2 (Two <br />Family Residence) zoning district shall apply, as stated in Chapter 1004.03 of the <br />Roseville City Code. <br />9.2 Building Setbacks. The minimum setback for each structure shall be as follows Exhibit �: <br />Front Yard: The minimum principal structure front yard setback from the cul-de-sac street <br />right-of-way sha11 be 20 feet. The minimum principal structure front yard setback from County <br />Road B sha11 be 30 feet. <br />Rear Yard: The minimum principal structure rear yard setback from the east or north property <br />line sha11 be 46 feet. The minimum porch/deck/patio rear yard setback from the east or north <br />property line shall be 34 feet. <br />Side Yard — Street (County Road B): The minimum principal structure corner lot side yard <br />setback shall be 44 feet. <br />Side Yard — Interior: The minimum principal structure setback separation shall be 20 feet. <br />9.3 Building Height and Desig�. Each townhome structure must be a one-story design and shall be <br />limited to a ma�mum height 30 feet. Each townhome structure shall be consistent in style, <br />proportion, massing, and materials (Exhibit ___). <br />9.4 Building Materials. Exterior building materials must include cultured stone or brick wainscot, <br />steel lap and shake siding, aluminum wrapped trim accents, soffit and fascia, a copper roof <br />detail above the front bow/bay window and Timberline asphalt shingles. Each townhome must <br />be outfitted with gutters and downspouts to properly remove and direct roof drainage. Building <br />material and color schemes must be reviewed and approved by the Community Development <br />Director. <br />� <br />
