ANCILLARY UNITS .
Ancillary, secondary, or `granny" units are
additions to a single-family primary residence
or garage. Ancillary units are encouraged to
increase afi''ordability and diversity in single-
family residential areas. They create modest
afi''ordable rental housing without changing
the character and quality of the neighborhood.
They also serve to offset h()using costs for
the primary unit, provide needed space for
a teenager or elder family member, or act as
transitional single-family housing. As a source
of afi''ordable rental housing, they avoid t/e
"institutional" character of many apartment
projects and the segregation of low-income
groups. Ancillary units can be built at ground
level„ over the garage, or as an addition to the
main house, as long as they meet development
standards such as setbacks and FE1R.
Ancillary Unit
Planning More Livable Communities with Transit-Oriented Development
57
