WHEREAS, the Community Development Department has determined based on the <br />proposed plan that the front yard is established a Woodruff Avenue and the rear yard is <br />established as South McCarrons Boulevard, thus the need for a front and rear setback variance, <br />and <br />WHEREAS, the Roseville Planning Commission held the public hearing regarding the <br />Van Sickle variance request to Section 1004.02D5 of the Roseville City Code on December 4, <br />2002, and recommended (6-0) approval of the request, based on findings outlined in Section 5 <br />and conditions of Section 6 of the project report dated December 4, 2002. <br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to grant Harold <br />& Anna Van Sickle a 26 foot front yard setback variance and a 26 foot rear yard setback <br />variance, both to Section 1004.02D5 of the Roseville City Code, to allow construction of a home <br />and attached garage on the vacant parcel currently addressed as 458 South McCarrons Boulevard, <br />based on the findings in Section 5 and of the project report dated December 16, 2002 and subject <br />to the following conditions: <br />a. Setbacks established for this parcel of : Front Yard (Woodruff Avenue) — 4 feet; Rear <br />Yard or Street Side Yard (South McCarrons Boulevard) — 4 feet; Side Yard (east) 5 feet. <br />b. Both driveways being constructed with a paved, a11 weather surface. <br />c. The deck being located a minimum of two feet from the north (South McCarrons <br />Boulevard) property line. <br />d. The parcel being limited to a maximum impervious surface coverage of 3,53 1 square feet. <br />e. Submittal of a revised site & grading plan consistent with these conditions and one that <br />addresses proper management of storm water run-off. <br />f. The review and approval of a building permit consistent with the approved plans and <br />variance. <br />The motion for the adoption of the foregoing resolution was duly seconded by Council <br />Member and upon vote being taken thereon, the following voted in favor: <br />and the following voted against: <br />WHEREUPON said resolution was declared duly passed and adopted. <br />
