I am very concerned about this <br /> development because of two things. First, they have changed their entrentances from one, <br /> which is all Johanna Shores presently has, to two with the second entrance being designed for <br /> employees. At present they have about 350 employeesat this site and it appears that with the <br /> road design and the heavy trafic on Johanna Blvd.and Fairview at the times these people come <br /> and leave the facility that ther will be heavy trafic on Wheeler and Shorewood Lane which <br /> were recently rebuilt and are not designed for this load. This is also a primarily an r -1 <br /> neighborhood and should not have this type of trafic. Given the staff, I figure that we will <br /> be adding at least 600 daily trips to this residential area.Second, Presbyterian Homes has <br /> requested that the entire site be rezoned to R -4 which by Roseville Planning should be not <br /> adjacent to an R -1 neighbor hood. There is supposed to be a buffer zone between the R -4 <br /> neighborhood and the R -1 neighborhood. This site is now proposed as an 18.2 density which is <br /> 50% higher than R -4 allows in Arden Hills. This density should not be connected to an R -1 <br /> neighborhood.
