6.4 Within the 275 acre Twin Lakes Redevelopment area, the Phase 1 project area consists of 80 <br />acres (designated as redevelopment areas 1,2,3,4,5,8), of which 6 to 8 acres is undevelopable <br />due to the existing and future pond improvements. The current adjacent land uses to proposed <br />Phase 1 include industrial uses, then single family homes to the north; industrial uses to the <br />south, and east. Centre Pointe Business Park is to the west. The differences between the 2001 <br />Master Site Plan and the Rottlund plan include 65% less office but 135% more housing. <br />6.5 Roseville's policy has been to use site-specificPlanned Unit DevelopmentZones and <br />development contracts in redevelopment areas with m�es of uses.
