Minunal noise impact, higher level of cleanup required, less 1�ii� closer to <br />neighborhood, less light pollution and more visibly appealing to neighboring <br />residents. <br />2. Will need to be higher density to create value needed for redevelopment, either <br />owner-occupied, high-end townhomes or rental townhomes/apartments. <br />3.
