REQUEST FOR CITY COUNCIL ACTION <br />DATE: 12/20/04 <br />ITEM NO: 3.h <br />DepartmentApproval: �it�� _ a�ci . �,rti �I Agenda Section: <br />TP/DPW �� �� CONSENT <br />Item Description: Request by City of Roseville, for a 60-day extension of the FINAL <br />DEVELOPMENT PUD for GreenhouseVillage, 1021 and 1017 <br />Larpenteur Avenue (former Lebens property- PF3524). <br />1.0 REQUESTED ACTION: <br />1.1 The Community Development Department is seeking a 60-day review deadline extension <br />from January 9,2005 to March 9,2005 for the application by Greenhouse Village <br />Properties, LLC (FINAL DEVELOPMENT PUD of Greenhouse Village, a 102 unit <br />senior cooperative and 7 town home units on the former Leben's Greenhouse parcel). <br />1.2 On May 24,2004 the Roseville City Council supported the GENERAL CONCEPT PUD, <br />including the following approvals/actions: <br />■ Approval of a Comprehensive Plan Land Use Map Amendment changing the <br />designation from Business to High Density Residential. <br />■ Approval of the 2 lot PreliminaryPlat <br />■ Approval of the General Concept PUD for a 105 unit senior cooperative and 7 <br />town home units. <br />■ First reading of an Ordinance rezoning of the property from B-2, Retail Business <br />District and R-1, Single Family Residence District to Planned Unit Development <br />with an underlying zoning of R-3, General Residence District and R-6, <br />Townhome District. <br />2.0 BACKGROUND: <br />2.1 The FINAL DEVELOPMENT PUD application was submitted on November 8,2004 and <br />determined complete on November 10, 2004. The 60-day review timeline was <br />determined to be January 9,2005. <br />2.2 Based on the limited number of City Council meetings around the holiday season <br />(Thanksgiving and Christmas) and the existing proj ects the City Planner has been <br />processing, and the full agendas for December 6, and December 20. The staff has <br />determined that this item would best be placed on a Council agenda on the January 24 or <br />31, or earlyFebruary, 2005. <br />3.0 SUGGESTED ACTION: <br />3.1 Adopt Resolution approving up to a 60-day extension (see attached Resolution). <br />Prepared by: Thomas Paschke, City Planner — 651-792-7074. <br />PF3548_RCA_Extension 122004 Page 1 of 1 <br />
